The Woods Way: Nailing the Basics
A simple, supportive guide to help you prepare your home for photography & open homes
We know there’s often a lot to think about when preparing your home for sale. It can feel like a big task — and that’s completely understandable. But we also believe that the more love, energy, and time you can invest at this stage, the greater the reward. Homes that feel polished, tidy and well-presented tend to sell faster — and for more.
That said, not everyone has the time, energy or budget for a full-scale makeover. So, we’ve created this guide to help you nail the basics — simply, calmly, and without overwhelm.
A Few Important Things First…
• Have it ready to go – On the day of the photoshoot, please have your home fully set and ready before we arrive. We’ll do our best to finesse furniture or cushions if needed, but we prefer not to touch personal items.
• Give us space to do our thing – As much as we love a friendly chat, the photoshoot is one moment where we need quiet to focus. Your agent will brief the photographer, and then we let them work their magic.
• Call in reinforcements if you can – Friends, family, working bees — they all help! If it’s within your budget, hiring a cleaner or gardener can make a world of difference. You can also find our full list of trusted service providers [here].
Outside: First Impressions Really Do Count
✔ Lawns mowed & edges snipped
✔ Hedges trimmed & leaves blown
✔ Gutters & windows cleaned
✔ No bins or cars in sight – Park off the property and not on the nature strip. We often need that space for the all-important hero shot.
✔ Flyscreens removed if possible – Store them in the garage for now — clean, clear windows make a world of difference.
✔ Pool sparkling & cover off – Accessories hidden, water glistening.
Inside: Calm, Clean & Clutter-Free
✔ Pick one ‘dumping ground’ – Choose a room that won’t be photographed (garage or laundry) to hide last-minute bits and bobs. A big box or basket works wonders.
✔ Fridge magnets be gone! – We love that your fridge is full of memories (and possibly a rival agent’s calendar 😅) but for photos, it needs to be a blank slate.
✔ Personal items out of sight – Please tuck away things like toothbrushes, loofahs, shower caddies and laundry baskets.
✔ Pets are welcome — within reason! – We adore furry friends and may even snap a shot of them, but if they’re underfoot during the shoot, please pop them outside or have someone take them for a little walk.
✔ Keep bedside tables clear – A lamp and one or two books is perfect. Let your rooms breathe.

This is not about perfection. It’s about creating a space that feels calm, inviting, and full of potential — a place buyers can see themselves calling home.
