The goal of preparing your home isn’t to strip away its soul but to curate a space that feels effortlessly inviting. Think of it as setting the stage for a beautiful story—one where buyers can instantly imagine themselves living their dream.


We’ve put together this guide to help you fine-tune every detail so your home presents at its absolute best. With a few thoughtful touches, we can create a look that is aspirational yet real, styled but not staged.

 

Create a Home That Feels Effortless

 

Think in Vignettes

A home is more than walls and furniture; it’s a feeling. Instead of generic styling, curate little vignettes—those effortless, real-life moments that make a space feel lived-in but elevated.

🍋 Citrus simplicity

A bowl of glossy lemons or limes on the kitchen bench instantly adds colour and vibrancy—far more impactful than a mixed fruit bowl.

🌿 Aromatic herbs

A large bunch of rosemary, olive branches, or eucalyptus in a ceramic jug? Chic, effortless, and subtly fragrant.

📚 Stack of beautiful books

Keep coffee tables and bedside tables minimal yet intentional. A small stack of books with a candle or a simple ceramic piece feels warm without being cluttered.

🔥 Create atmosphere

If you have a fireplace, light it! A flickering fire is irresistible in photos and open homes. Same goes for outdoor fire pits—ready to light at a moment’s notice.

👃 Set the Scene with Subtle Scents

The right scent can evoke instant comfort and nostalgia. Avoid synthetic sprays and overpowering chemical fragrances—think homely, natural aromas:

A loaf of bread warming in the oven or a simmering pot of rosemary and garlic creates a welcoming, lived-in feel.

A small dish of vanilla pods or cinnamon sticks gives a gentle sweetness without being overwhelming.

A diffuser with essential oils like lavender, cedarwood, or citrus can subtly freshen the space without feeling artificial.

 

Decluttering & Storage

Less is More (But Not Too Much Less!)

Decluttering doesn’t mean turning your home into a clinical, personality-free showroom. It’s about editing—keeping what enhances the space and storing what doesn’t.

Garage = hidden treasure trove – Store excess items in the garage or shed, as these are rarely photographed unless they’re a key feature.

No cable chaos – Tuck away cords and chargers. If it dangles, it disappears.

Overcrowded shelves? Edit, don’t empty – Keep some books, ceramics, and textured pieces for warmth—just not every souvenir from your last ten holidays.

Bathroom detox – Store away branded soaps, shampoo bottles, and personal items. A neutral, spa-like feel works best.

Laundry minimalism – Baskets, detergents, and clothes racks should be out of sight. Keep it fresh and simple.

Lighting & Ambience – The Secret Sauce

Lights on, always – Every lamp, pendant, and sconce should be switched on. Light equals warmth.

Consistent bulbs – If possible, match the colour temperature of your bulbs for a seamless look (no cold white clashing with warm yellow).

Sheer curtains = instant soft-focus glow – Leave them down for an ethereal touch.

Remove security doors (if practical) – This allows more natural light to flow in.

Kitchen – Less is Luxe

Clear benches – But not too clear. A curated scene is better than an empty one.

Hide dish soap, sponges & tea towels – Nothing should hint at housework.

Coffee machines & toasters? Store them away – Unless they’re an absolute design feature.

No chopping boards except for one statement piece – A timber board can stay if it’s styled with a loaf of sourdough or a cookbook.

Living & Bedrooms – Textures & Layers

Beds should look hotel-worthy – Plumped pillows, neatly folded throws, no wrinkled covers.

Limit table décor – Books > magazines. Keep it simple and high-end.

TVs OFF – A black screen is best for photos.

Cushions = softness – A mix of textures works best. Think linen, boucle, or velvet in earthy or muted tones.

Bathroom & Laundry – Spa Vibes Only

Style it like a boutique hotel (with a Hills twist).

Think fresh towels, uncluttered surfaces, and quality accents. In bathrooms and kitchens, consider using beautiful branded products – think Aesop or similar. They not only photograph beautifully but also help evoke a sense of calm and elevated living. It’s not about being fancy – it’s about thoughtful, intentional touches that add texture and soul to a space.

Fluffy, neutral towels only – Crisp whites or soft greys work beautifully, or choose tones that complement your space’s palette. Think spa vibes.

Toilet rolls out of sight – Unless they’re wrapped in tissue and tucked stylishly into a basket, they don’t belong in the frame.

One beautiful soap is enough – A single, high-quality soap (Aesop-style) on a tray is all it takes to suggest luxury and simplicity.

Clear the clutter – No toothbrushes, razors, toothpaste tubes or Pantene bottles. We’re creating a lifestyle moment, not capturing the morning routine.

Wipe everything down – Sparkling dry surfaces are essential. No water spots, no damp – just a polished finish that lets the space shine.

Outdoor Spaces – First Impressions Count

Pathways & driveways clear – No bins, no clutter, no hose tangled across the lawn.

Mow the lawn & tidy gardens – At least 24 hours before the shoot to avoid fresh clippings everywhere.

Outdoor furniture should feel inviting – No stacked chairs, no dusty tables.

Pool & spa uncovered – Water should look pristine.

Firepits = ready to light – If it adds atmosphere, use it.

Final Touches

The Little Things That Make a Big Difference

Crystal-clear windows are a must – Clean glass lets the natural light pour in and makes every photo sparkle. Be sure to wipe down both inside and out – and give the window sills and tracks a once-over while you’re there.

Bye-bye, cobwebs – A quick sweep around eaves, corners, porch lights, and pergolas will lift the whole feel of the home. It’s a subtle detail, but it shows pride and care.

Check the entrances – Front doors, handles, and outdoor lights should all be clean and welcoming – this is the first impression!

Hide the bins – Wheelie bins, laundry baskets, and pet bowls? Tuck them out of sight for shoot day.

Final Walkthrough – The Magic Last Check
